Pivot doors — UK cost guide.

A pivot door is a single bespoke leaf, sized to the entrance and engineered against the closer hardware that has to control it over a 25-year life. Pricing reflects bespoke fabrication, not catalogue manufacture.

This guide explains what a Maxlight pivot door costs in the UK, broken down by the variables that move the figure: leaf size, glazing or solid infill, closer specification, and finish. Like our sliding range, we publish indicative bands rather than a single per-leaf figure because pivot doors vary substantially between projects.

Pivot doors sit higher per-leaf than equivalent hinged doors because the engineering case is different. The leaf has to carry its own weight on the pivots, the closer has to control a larger swung mass, and the perimeter sealing detail is bespoke to the leaf size. None of those costs go away by specifying a smaller closer or a thinner extrusion; we publish the figures that come from doing the work properly.

Final pricing is set against drawings and a site survey. The closer is sized to the leaf weight at survey, not at quotation, which is the most common cause of pivot-door mis-specification on the UK market.

What moves the price

The variables that drive a quote up or down — surveyed against the project drawings rather than assumed from a generic spec.

    Leaf size

    Cost scales with leaf size as a step function: small (≤2.4 m), standard (2.4–3 m), oversized (3–3.6 m), statement (>3.6 m). Each step requires heavier hardware sized to the corresponding leaf weight.

    Glazed vs solid

    Glazed leaves cost slightly more than solid because the IGU adds material. Part-glazed (a glass band over a solid panel) sits between the two; we price it from the glazed band, not as a discount on full glazing.

    Pivot offset

    Default offset (one third from the closing edge) is included. Centred or near-centred pivot offsets are an engineering exercise — closer sizing has to handle the different lever arm — and carry an uplift.

    Closer mechanism

    Hydraulic floor closer (Dorma BTS 84 or equivalent) is the default. Larger leaves need a larger closer; concealed overhead closers are available where the floor build-up cannot accept the floor unit.

    Locking specification

    Multi-point locking with engagement at top, bottom and the closing edge is the default. PAS 24 upgrade adds laminated glazing, hardened pivot pins, and the hinge-side bolt arrangement; typical uplift is 8 to 12%.

    Hardware finish

    Standard handle and lock furniture is included. Custom finishes (bronze, brass, aged steel), bespoke handle profiles, and integrated keypad or biometric entry add to the hardware figure rather than the door figure.

    Glass build-up

    Standard 28 mm IGU is included for glazed leaves. Acoustic laminated, switchable smart glass, and triple-glazed builds are quoted as per-m² uplifts on the glass panel area, not the leaf area.

    Floor build-up

    A floor closer sits in a recess in the slab. New-build slabs are detailed for this; refurbishment projects sometimes need a slab cut-out or a cantilevered closer plinth, which is structural and quoted separately.

  9. 09

    Installation access

    A pivot leaf is heavy. London infill projects sometimes need a crane lift or trolley access for delivery; rural projects sometimes need a tractor or telehandler. Access requirements are surveyed and quoted on top of the install figure.
